Tricap Residential Group seeks to hire a Construction Project Manager to join our team. The Project Manager is responsible for timely execution and quality delivery of our value-add apartments and clubhouses across our portfolio.

Primary Responsibilities

  • Execute bidding process with all vendors
  • Oversee scheduling for all vendors
  • Coordinate the invoicing & waiver process with all vendors
  • Resolve issues with our vendors
  • Responsible for executing punch list process
  • Oversee quality control for our product
  • Ensure timely delivery of our product for our teams
  • Update and maintain all tools and systems related to the project
Skills and Concepts Utilized
  • Crafting and monitoring business plans and budgets for multifamily properties
  • Multifamily real estate valuation and analysis
  • Economic analysis of real estate fundamentals
  • Financial modeling in Excel, including complex joint venture waterfalls (preferred returns, IRR hurdles, LP and sponsor splits, etc.)
  • Syndicated real estate deal structuring
  • High-level legal analysis of the various contracts involved in a real estate transaction
Qualifications and Requirements

  • Bachelor’s degree is preferred or equivalent industry experience
  • 5 years+ related facilities management experience with Real Estate (multifamily)
  • Certification as a Universal or Type I/Type II required
  • Proficient in local and state building codes
  • Proven competency and success in electrical, plumbing, HVAC, appliance repair, carpentry and general maintenance
  • Microsoft Office proficient
  • Previous experience with RealPage/OneSite systems preferred
  • Skilled in leadership and conflict resolution
  •  Excellent communication skills, both verbal and written
  •  Project Management skills
  • Travel required
