Riaz Capital is a fully integrated development, construction and property management company, focused on addressing the changing housing needs of the millennial generation.
Our latest projects are aimed at creating affordable and conveniently located housing for young professionals in the East Bay through ground up development projects. The Bay Area's tremendous growth has resulted in skyrocketing housing costs forcing young professionals to make hard choices about privacy and savings to find a reasonable housing option to call home. On average, Bay Area millennials are spending 48% of their income on housing verses a national average of 25%. As a result, Riaz Capital has launched new projects that are “Affordable by Design” - ABD, focused on helping this new ambitious middle class attain homes that are comfortable, cool and work with their financial goals. We raised a $35M fund in 2018, which we are pairing with a much larger fund (2-5x the size) to implement the ABD concept throughout the East Bay, with a goal of creating a fund with over $1B in assets under management by 2025. We are seeking highly motivated, forward thinking professionals to join our team in solving this important housing problem.
The Riaz Capital team includes over 95 talented real estate investment, construction and operations professionals across its offices in San Francisco and Oakland. Our Principals have been successfully operating in the Bay Area since 1977. The Company currently owns and operates ~1,100 units, with $300 Million of assets under management (AUM). Riaz Capital has maintained consistent growth over the last 5+ years, and after the completion of three development projects currently in process, that number will increase to ~1,400 units with ~$400 Million AUM by end of 2019. Our integrated group of companies across development, construction, and property management delivers efficiency and long-term thinking to all our projects while allowing us to create above-market returns for our investors.
Resident Manager
The Apartment's On-Site Resident Manager is a Full-Time position that reports directly to the Property Manager of the building. The "RM" is responsible for supporting the Property Manager in the day to day operations of the property that includes maintenance and janitorial of the property. The RM will be required to live on site.
Responsibilities
Employee’s primary responsibilities will be the General Maintenance and upkeep of the property and grounds. Employee will work with various building systems such as basic electric, plumbing, drywall and appliances. Duties also include janitorial throughout a 90-unit community. Duties will further include but not limited to the following:
1. Maintenance
- Maintain Building Systems – as needed, per requirements
- Maintain the maintenance operation at the property on a day to day basis as a working tech in such areas, but not limited to, appliances, carpentry, hardware accessories, masonry, painting, and basic electrical, plumbing and HVAC
- Maintain grounds and curb appeal which includes landscaping and trash management activities.
- Fulfill maintenance request that are submitted
- Complete monthly building inspections to ensure property is maintained to operating standards.
- Review third party property inspections to resolve maintenance repairs.
- Light Bulb Replacement in Common Areas, as needed
- Setting and Monitoring Light Timers (if applicable)
- Monitor Property for Safety and Report to Best Bay Management
- Participate in on call activity during off hours, emergencies and hands on maintenance activity.
- Ensuring the property is locked up at the end of each day
- Provide support to the construction team through the lease up
2. Janitorial
- Ensure the cleanliness of the community daily, which includes but not limited to:
- Stairs and Hallways
- Driveway and Parking Structure
- Trash Chutes
- Trash Rooms
- Firepits and Grills
- Community Kitchen
- Roof Top Deck
- Restrooms
- Gym
- Leasing Office
- Monitor and clean garbage area
- Deliver weekly report to Property Manager listing all building issues and proposed solutions
Secondary Responsibilities include:
3. Tenant Relations and Customer Service
1. Provide a high level of customer service to clients, visitors, staff and external customers in a professional, service-oriented, respectful manner using skills in active listening and problem solving.
2. Ability to remain calm in stressful situations.
3. Report and Enforce Tenant rules and regulations
4. Showing Vacancies after hours may be required
5. Keeping Vacant Units Cleaned
6. Collect Rents and Issue receipts after hours
7. Assist with the Serving of Notices
Requirements
- Ability to work independently and take direction from Property Management
- Must Comprehend and converse in English to communicate effectively with organization staff, clients and residents.
- Ability to work after business hours and on weekends will be necessary
- Excellent organizational and time management skills
- Ability to handle multiple priorities with efficiency and accuracy with a commitment to maintaining high building standards
- Ability to read, write and speak Spanish a plus
- Ability to keep records and complete reports
- High school diploma or equivalent required
Physical Requirements
- Ability to safely and successfully perform the essential job functions consistent with the ADA, FMLA and other federal, state and local standards, including meeting qualitative and/or quantitative productivity standards
- Ability to maintain regular, punctual attendance consistent with the ADA, FMLA and other federal, state and local standards
- Must be able to lift and carry up to 50 lbs.
- Must be able to talk, listen and speak clearly on telephone
- Must be able to use email and have basic computer knowledge
