The Riaz Capital team includes over 95 talented real estate investment, construction and operations professionals across its offices in San Francisco and Oakland. Our Principals have been successfully operating in the Bay Area since 1977. The Company currently owns and operates ~1,100 units, with $300 Million of assets under management (AUM). Riaz Capital has maintained consistent growth over the last 5+ years, and after the completion of three development projects currently in process, that number will increase to ~1,400 units with ~$400 Million AUM by end of 2019.
Our latest projects are aimed at creating affordable and conveniently located housing for young professionals in the East Bay through ground up development projects. The Bay Area's tremendous growth has resulted in skyrocketing housing costs forcing young professionals to make hard choices about privacy and savings to find a reasonable housing option to call home. On average, Bay Area millennials are spending 48% of their income on housing verses a national average of 25%. As a result, Riaz Capital has launched new projects that are “Affordable by Design” - ABD, focused on helping this new ambitious middle class attain homes that are comfortable, cool and work with their financial goals. We raised a $35M fund in 2018, which we are pairing with a much larger fund (well over 9 Digits), to implement the ABD concept throughout the East Bay, with a goal of creating a fund with over $1B in assets under management by 2025. We are seeking highly motivated, forward thinking professionals to join our team in solving this important housing problem.
Best Bay Apartments is a full-service property management company combining property management know-how and experience, as well as legal, land use, construction, entitlement and design expertise. Best Bay Apartments currently manages over 50 properties, totaling over 800 units in the Bay Area. We are currently looking to fill On-Site Resident Manager positions at several different locations throughout Oakland and the Greater East Bay.
JOB DESCRIPTION
The Maintenance Assistant is responsible for supporting and assisting the Maintenance Manager and ensuring smooth operations in day to day maintenance activities and larger scale projects within our 30+ apartment buildings here in the Oakland area. The ideal candidate for the position is responsible, organized, bilingual in Spanish/English, and has excellent time management skills. Extensive experience in Microsoft Office programs is a huge plus. Strong knowledge in property management maintenance and or construction is preferred and would be beneficial to the candidate and manager.
RESPONSIBILITIES
Maintenance:
1. Manage Key System
2. Manage lock change process
3. Maintain maintenance inventory spreadsheet and perform weekly reconciliation
4. Prepare and distribute notices related to any maintenance issues
5. Manage Emergency call allocation to technicians
6. Manage uniform supply & ordering
7. Maintain safety equipment supplies and notices
8. Assist in technician compliance & continuing education
Pest Control:
1. Prepare and print notices
2. Deliver and retrieve keys from technicians
Time-sheets:
1. Manage time-sheet distribution
2. Verify all work orders & make corrections if needed
3. Retrieve technician sign-off & signed management approval
5. Maintain organized time-sheets online
Maintenance Reports:
1. Create and distribute utilization reports
2. Create and maintain new reports as needed
3. Distribute daily R&M Budget vs. Actuals reports to Property Managers
4. Perform all maintenance credit card reconciliations
5. Enter turn-over budgets in Yardi system & reconcile actuals
Work order management:
1. Create and edit work orders
2. Lookup and provide work order numbers
3. Assign work orders to technicians daily
Tenants requests:
1. Return all maintenance calls
2. Create work orders from tenant work order forms
Purchasing:
1. Purchase all turn-over and CapEx related supplies/materials
2. Support Maintenance manager with vendor relationships
REQUIREMENTS:
• Must have at least 1 years of experience in assisting in a maintenance-based environment
• Must have proficient experience with Microsoft Outlook, Excel, Word
• Must have valid driver's license and reliable transportation
• Must be able to pass a background, criminal, and drug test
• Experience with Yardi and Gsuite is helpful
• Candidate MUST be fluent in Spanish
