A d a y i n t h e l i f e:
-Underwrite all properties that are being considered for acquisition in order to obtain an accurate purchase price based off of the projected ARV less rehab costs
-Determine final contract price for all purchases
-Determine the final max bid on all assets being considered for monthly auctions
-Work with rehab and design team to advise on any special conditions of the homes purchased before entering the rehab stage
-Work with listings department to determine an accurate list price of property based off of fair market value
-Review any aged properties in current inventory monthly to determine what may be hindering the sale of the property
-Determine accuracy of low appraisals received on properties under contract to be sold. If low appraisal is deemed flawed, appeal the low appraisal.
-Make the final decision on determining if we accept a low appraisal or put the property back on the market.
M u s t H a v e s:
-1 years of relevant experience in a real estate oriented investment.
-Considerable knowledge of underwriting practices, strategy development, and financial leadership.
-Must have a strong background and understanding of the real estate industry.
-Team player, proactive, results-oriented, problem-solver, strategic thinker, highly organized, flexible, strong analytical skills.
