Job / Position Summary
We’re looking for an exceptional leader for our Maintenance Services division. This position is responsible for effectively managing all aspects of Maintenance and PM schedules. Reporting to the COO, this leader will relish the opportunity to spearhead the ambitious vision we have for this division, and to build, implement, and manage operational systems, and the people who make them run. This proven problem-solver can work independently with minimal supervision, while still valuing and relying on the power of the Team to achieve company goals.
Responsibilities include
- Manage all operational systems and activities within their maintenance division.
- Collaborate with senior leaders, then implement the vision by executing company short and long term goals.
- Lead and develop an effective, proactive, and positive team which works together to achieve aligned personal and company goals.
- Become an EXPERT in using our software to maximize operational efficiencies.
- Oversee accounting processes, approve discounts when applicable, manage service rates
- Develop and implement preventive maintenance programs based on regional needs.
- Provide reporting as required and manage company KPI’s
- Provide appropriate value-add decisions for each individual property and ensure that properties are maintained to the appropriate level and improved based on consultation with owners.
- Oversee the coordination and efficient scheduling of Technicians based on location, skills, and capacity to ensure wait time is minimized and productivity is maximized.
- Handle quality control, investigate complaints and ensure highest levels of customer service
Location and Travel
Home-based. Must have a quiet area to work during working hours and an excellent internet connection. Frequent travel in your local market to oversee properties and meet new clients.
Skills / Abilities Needed
- Strong analytical and problem-solving skills, and being able to envision “the big picture”
- Transparency, reporting and sharing of information effectively across all departments
- Strong technical skills understanding of maintenance and construction
- Proven record of successful negotiation, leadership, and accountability.
- A high degree of experience in budget planning, expense monitoring, and P& L
- Exceptional leadership, management, communication, and collaboration skills
- Detailed oriented and solution-focused
- A high degree of accountability and ownership
- Ability to multitask, prioritize and meet changing deadlines
- Ability to promote company mission and brand
- Coordinate with HR, oversee onboarding and training of all personnel. Conduct ongoing training & instruction to ensure efficiency.
- Set Key Performance Indicators for all employees and handle periodic evaluations, salary reviews, etc.
- Proven history of building strategic relationships aligned on goals and focused on creating value for the customers.
- Willingness to perform fieldwork and lead by example in the field.
Education / Experience / Other Requirements
- 3+ years experience in a maintenance tech management role in an organized and structured environment
- Valid references
- Pass background/drug screenings
- Valid driver's license
