SUMMARY
Cielo is looking for an awesome Chief Building Engineer to lead and oversee the Engineering Team and maintain efficient operations for a Class A Office Building in the heart of Downtown Austin. This person will be responsible for all necessary maintenance tasks as well as developing a program to maximize the life and reliability of all building systems. Additionally, this position requires a keen attention to detail, the ability to work through multiple projects at different levels, and may require extended periods of time without relief when responding to priority and/or emergency situations.
WHAT YOU’LL DO
- Oversight of all properties within portfolio
- Challenge, support, and mentor the Engineering Team
- Key point of contact for entire engineering team – meet weekly with the engineering team to stay informed of all properties in the portfolio
- Implement standard operating procedures for Engineering Team
- Ensure compliance with the emergency procedures for each property in conjunction with property management guidelines.
- Responsible for implementing a preventative maintenance program to ensure that building machinery and systems meet or exceed their rated life.
- Responsible for scheduling and overseeing all preventative maintenance and work performed by outside contractors and maintenance staff
- Communicate with the management team to ensure they are informed of all current building operations and any issues on an ongoing basis
- Recommend improvements to the preventive maintenance program on an ongoing basis
- Respond quickly to emergency situations and customer concerns, reaching out for additional assistance as needed
- Respond appropriately to and assist emergency personnel, at any time when on duty or on call
- 100% detailed/hands-on knowledge of project scopes
- Read and understand blueprints and schematic diagrams of wiring, plumbing, pneumatics and building construction
- Read and operate test equipment
- Accountable for project completion and financials, critical success factors, and customer satisfaction results.
- Coordinate and manage the execution of planning and scheduling of projects.
- Perform daily operations and maintenance of the mechanical, electrical and plumbing systems and general maintenance requirements for the buildings
- Review assigned work orders and estimate time and materials needed to complete repairs; maintain inventory of adequate supplies and order necessary materials to complete all tasks.
- Perform assigned repairs, emergency, and preventative maintenance. Complete maintenance and repair records as required
- Comply with all applicable codes, regulations, governmental agency, and company directives as related to building operations and work safety
- Follow uniform dress code while working and keep a neat and professional appearance while on the property

- Perform other duties as assigned
QUALIFICATIONS + SKILLS
- Effective communicator, oral and written
- Excellent with organization and attention to detail
- Resourceful and adaptable
- Proficient in Microsoft Excel and Word
- Ability to identify and resolve complex issues
- Comfortable using Google Suite and Dropbox
- Possess and maintain a valid driver’s license and good driving record with periodic checks
EDUCATION + EXPERIENCE
- High School Diploma or GED Equivalent required
- Graduate of apprentice program or trade school preferred
- At least 2-4 years as an Assistant Chief Engineer preferred
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to communicate with others and exchange accurate information; operate a computer and other office productivity machinery; move about the workplace; remain in a stationary position for 20% of the time; and extend hands and arms in any direction. This position also requires frequent walking, climbing, bending, kneeling, lifting, stooping, and working/extending overhead, including- lifting a minimum of 50 lbs., climbing stairs and navigating rooftops to access equipment, using ladders up to 30 ft and working from heights.
