VP of Development + Investments

SUMMARY      
The candidate for this position will oversee and support the development and repositioning lifecycle of company assets. This position reports to the Director of Development and manages a team of Analysts. 
 
WHAT YOU’LL DO 
 
Predevelopment 
  • Lead Due Diligence efforts
  • Perform Financial Underwriting and Analysis 
  • Collaborate with Director on Design/Planning including the management of the architect/engineer.  
  • Oversee the permitting process including the management of the architect/engineer
  • Collaborate with the Investment Team on Business Plan Creation 
 
Development 
  • Budget Management: Track and Analyze Construction Schedule/Costs to ensure they are meeting project goals and manage Construction Team
  • Marketing/Leasing: Manage Brokerage Team, Participate in Prospective Tenant Oral Presentations, Manage Tenant Negotiations with brokerage team and legal counsel 
  • Business Plan Execution: Track Revenues Goals to meet proforma, Financial and Project Update Reporting to Debt/Equity Partners 

Disposition 
  • Manage investment sale broker 
  • Gather and provide property information to assist potential buyers in property diligence.  
  • Manage Contract Negotiations with brokerage team and legal counsel
  • Responsible for the success of the closing process which includes contract specific items which will vary from deal to deal. 
      
This position expected to act as a representative of the Company and its values at all times, will manage a team of Analysts, and is responsible for other duties as assigned
 
KEY SKILLS 
  • Strong project management, detail oriented and naturally organized
  • Financial Underwriting – proficient with Excel and Argus
  • Sales and Negotiation 
  • Effective communication across a variety of stakeholders 
  • Excellent financial background with an understanding of commercial property cash flows, equity waterfalls, and debt structure.
  • Superb interpersonal skills, including the ability to quickly build rapport
  • Able to maintain a quality work product in a fast paced environment 
 
EDUCATION AND EXPERIENCE 
  • 10+ years of Commercial Real Estate experience required 
    • 7+ years of Real Estate Development experience required 
  • A background in leasing with an excellent track record highly prefer
  • BS/BA degree in Real Estate or Finance required, MBA preferred
