JOB SUMMARY
The Groundskeeper is to assist the Maintenance Manager and Community Director in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Groundskeeper will carry out assigned duties in a safe manner and other duties as requested by the Community Director. The Groundskeeper will maintain all common areas and grounds of the community in a clean, attractive condition.
Essential Duties and Responsibilities:
· Inspects the entire grounds daily and removes all trash, debris, pet waste, etc. to maintain the Caliber standard for curb appeal.
· Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
· Runs the trash compactor every morning and throughout the day as needed, as well as on Saturdays when required by the property. Remove trash; ensure that all trash chutes are clean and free of debris.
· Assists in the maintenance of any plant material on site as directed by the Maintenance Manager or Community Director.
· Maintains and handles grounds and maintenance equipment in accordance with Caliber safety rules and OSHA guidelines.
· Secures maintenance equipment in locked room at end of each day and/or while not being used during breaks etc.
· Completes assigned minor and routine service requests as requested by the Community Director and/or Maintenance Manager.
· In the event of inclement weather, will be required to keep sidewalks and building access areas free of hazards. Maintenance Manager
· Inspects all common areas by timeframe allotted by Community Director/ Maintenance Manager.
· Alerts Community Director/Maintenance Manager of any hazards or safety concerns on the property immediately.
· Pressure washing of breezeways and common areas as scheduled.
Physical Demands and Work environment:
•Groundskeeper will work both in and outside of apartment buildings and in all areas of the property, including amenities.
•Inside and outside work in all types of weather is required.
•Prolonged or repeated standing, walking, climbing, stooping, kneeling, and crouching is required.
•The ability to frequently transport or move up to 75 pounds variable distances is required.
•The ability to occasionally move objects up to 200 pounds, on wheels, is required.
•The ability to lift, use and move onsite equipment is required.
•The mobility and flexibility to use ladders to access heights in excess of eight to nine feet is required.
•Driving to client and/or corporate locations is sometimes required.
•Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
•Specific hearing abilities required by this job include the ability to communicate with coworkers, vendors, and residents.
License(s) or Certification(s) Preferred:
•Valid driver’s license and current automobile insurance is required. Position requires individuals to furnish their own reliable transportation.
EDUCATION AND EXPERIENCE REQUIRED:
· High school diploma or general education degree (GED) preferred; or six months of related experience and/or training; or equivalent combination of education and experience.
· Knowledge of Federal, State and Local Fair Housing laws.
